2. What is your preferred size of lot area?

3. What financing choice does he/she prefer? spot down, cash or installment?

Most real estate agent are shy asking this question to their potential client due to reasons of shyness and lack of ability on knowing how to ask questions the professional way without sounding much as if all you are interested is about knowing the client's financial capability. You can ask straight and direct to the point question in a way that you sound so professional that the client would even be willing to voluntarily at once make his financial statement available to you in no time. The purpose of this is of course to now that you are not wasting your time trying to sell real estate properties to people who would just like to do some inquiry and that they are not the ones who are really interested to buy one.

4. Who will be the principal buyer?

Always remember that it is never too late to ask before any documentation happens. Since i attended a Philippine real estate seminar last May, i never ceased to think about how big those guys in the real estate earn when it comes to selling real estate properties. This has a big connection to the present condition of the Philippine real estate agents today. I have only been to a single seminar on real estate and i already have seen how agents make their sell on real estate properties. But what i don't approve of is that not even one among them have their own website to make their selling efforts pay out better. I really couldn't believe that not even one in the Filinvest real estate conference room have that day have a website to promote their job.

Real Estate Agents Rely on Obsolete Ways to Sell



Although obsolete is not really the right term for the way that these real estate agents sell their products, allow me to use this word just to make it clear that the ways they use to sell real estate properties is already out of date and very very slow compared to having their own website. The only thing they rely on is having a Yahoo mail and nothing else. I tried to offer my services to some of them and no one even took a bite at my very low offer. Maybe they are not that professional as a real estate agent after all or maybe they don't treat their job with that much positive attitude and professionalism. So much time is wasted knowing that they could even sell better if they have their own websites to promote their business and real estate career. Most of them would just rely on selling through the handing out of leaflets in the streets and in the many big malls where they also have their own small posts where to offer their real estate model houses exhibit and selling explanations to possible buyers.

If only those real estate agents here in the Philippines would allow a bigger option of how much they could sell having their own website to offer their products and services, they would have had better chances at becoming the best selling group in the real estate company where they serve and earn their regular income from. much more they could have been earning a significant amount of income out of their professional career in the real estate selling industry. Imagine how big a possible sale they would account to having a website to offer informations on everything under the reals estate field that they are selling? Take for example the possible foreign land buyers who would like to make investments on buy and sell of real estate her in the Philippines, those I'm afraid would all be missed out without having the right website to offer your real estate business. Whereas if they have one for that matter, they would have had bigger chances at pooling down the other chances of selling out of foreign buyers. After attending the real estate seminar held last May 23, 2007, at the Filinvest Office near Alabang Festival Mall, I learned so many things about reals estate matters including how to best deal with customers and how to make them sign up your closing deal for instant income. Actually my first intention is to just learn a little bit about real estate as i am planning to launch a website that deals with Philippine real estate agents, Philippine real estate seminars and Philippine real estate property selling firms.

It so happened that my first target is to go look for one of the most prestigious Philippine real estate property sellers and consultants today here in the Philippines. One of which is Filinvest Properties which to my knowledge is a prestigious company that sells real estate specifically here in the Philippines and is still well earning a big deal of income out of it. Imagine how big those real estate agents earn in terms of closed deals of selling real estate properties? Well, i can only imagine the amount of it far from the income that the tycoon in real estate selling business in Filinvest Properties.

As according to the seminar by the way, there is only enough real estate property to sell up to 15 years total. Meaning, those real estate agents have only a few years to go and they will be left out of their regular income source which basically comes from real estate selling as real estate agents. During the seminar, they gave away lots of papers needed for startups like me and they even gave us some information on how to compute well and right for the possible income that a real estate agent could earn in his term if he sells a property worth from 2.3 M up to 5.6 M. They also convinced us by presenting some incentives for the real estate agents if in case we were able to sell any property.

In the seminar, i noticed that there were only a few or just 2 real estate broker present. this means that only a few actually make it to the elite group of being a real estate broker, most would just settle for the seminar to make or get the discounts and take a few bucks out of the selling procedures.
