Real Estate and Buying Above Ground Pool

We just acquired our new home real estate property last year in Crystal Aire Subdivision in Cavite and we all are enjoying our life there with lots of fresh air all day 24-7. Aside from that, the place is really secure with a 24-7 security in the whole of the subdivision which makes it a semi-private type of housing projects.

Aside from that, this weekend, we are looking to buy our new above ground pool so the kids can enjoy the water anytime they want. We have 2 kids and it would do us best to serve what they enjoy if we have one.

I prefer the above-ground pool because I tried to research about it a week ago and I found that they are perfectly safe for kids because they can't reach it just like that. They will first have to climb up there before they can jump in the water. Looking forward to have that type of swimming pool soon this weekend.

Crystal Air Subdivision Real Estate

First time that I have been to a prime real estate where the price alone of lots are sky high, I noticed that there are a lot of vacant houses. They were probably vacated by their respective owners and is now aging including the paint which to me is getting a little bit messy.

The subdivision was Crystal Air in Cavite near Trece Martirez. Anyway, contrary to what I see, I know that the place offers a lot of opportunities for those are looking to buy lots or house and lot combined. The reason why owners could be leaving the place is because they really don't intent to stay in the Metro and most of them live in the provinces where they also have houses.

I also learned that houses were vacated mostly be owners who work abroad and due to lack of time the handle the maintenance, they decide to leave the property even if they were already paid in full or halfway with houses already up and ready for occupancy.

For me it'sa wast because I really like the place, the subdivision of Crystal Air not just because of the fresh air but also because the place is fast becoming a developed site as well as the school hospital and commercial center as well as the market is also near. Present required documents to processor at Application Window for pre-evaluation and issuance of Real Estate Brokers (REB) Licensure Examination Application Form.
Submit duly accomplished application form with original documents to processor at Application Window.
Pay examination fee at the Cashier. Get Official Receipt (OR).
Submit the application form, required documents and OR to processor/issuing officer at Application Window for final review of documents and qualifications and issuance of validated Application Stub and Instruction to Examinee.

The following are the Requirements for Brokers and Appraisers Licensure Exam:

Submit application form with photocopy of original copy of proof of educational attainment (diploma) duly certified by your school's registrar's office and signed by authorities or certified photocopy of the transcript by the college registrar.
One (1 pc.) piece window envelope with mailing stamp for ordinary mail (for mailback of Report of Rating)
Submit your diploma to the DTI-National Economic Research and Business Assistance Center or DTI - NERBAC in Davao on or before a date set by the DTI only.
Two (2 pcs.) latest/recent identical copies of passport size pictures in plain white background with your complete name as tag in the picture.
Pay the testing fee of Php 250.00 to authorized cashier by the DTI or as per instruction given by authorities of the examination board.
Original + photocopy of current Community Tax Certificate (CEDULA) (note: this is 2 copies - 1 original and 1 photocopy)

Philippine Realtors Board - Results of the 2008 Real Estate Brokers (REB) Licensure Exams

Last 2007, the (PRB) Philippine Realtors Board and the (CEREB) Cebu Realtors Board offered private review classes for Philippine real estate brokers who are taking licensure exams. Both were Cebu-based real estate boards and the classes were held every Saturday only for 4 weeks.

This 2009, I am not sure if there will be offers from the same boards regarding review classes for those who are interested to take real estate broker's examination. For those who are interested to get a license, DTI is sponsoring the Real Estate Brokers (REB) Examination, Last 2007, it was held May 27 at the Cebu Normal University in Cebu City. Last year, it was held May 25, 2008 where about 462 out of 1, 105 exminees made it and passed the said prestigious real estate brokers licensure exams.

The result was compelling even if there is less than 50% who passed the examination. The places where the test was targeted for real estate brokers were as follows - Manila, Cagayan de Oro, Baguio, Davao, Cebu, Lucena, Tuguegarao, Legazpi, IloIloand Zamboanga.

The board of examiners and members of the board for this Real Estate Brokers Licensure Exam are (REB) Emmanuel H. Bocaling, (REB) Manolito G. Nebre and (REB) Atty. Ernesto V. Villagarcia respectively. On the other hand, it is advised that examinees who passed should come over to personally register and secure their license from the (DTI) Department of Trade and Industry.

Oath Taking Ceremony

An oathtaking ceremony will be dedicated to the list of the successful examinees will be held before the Board at exactly 10:00 AM on Wednesday, June 11, 2008 at the Megatrade Hall B, SM Megamall in Mandaluyong City.

Recession has not settled yet here in the Philippines and I am not sure if this will be a good time for the real estate development and industry here in my country. I am hoping that the effects of the current economic crisis in Europe and the United Stated will not bring a heavy impact in the Philippine economy this holiday season or ever.

Many feared that if the effects of the recession will settle down here in the Philippines, there will be a major turnaround in all the industries here as well. That will most likely include businesses who are looking for promotional items to give away this holiday seasons like in the real estate arena and business. Promotional items help promote the overall sales and possibly make an impact on the current condition of a company.

If nothing will happen by the start of the year, there will be more progress soon and I am also hoping that this will bring about more profits in the real estate business as well as the overall business sector here in the Philippines. Philippine real estate is alive just before all this happened and I am optimistic that it will continue to bring more business to my fellow Filipinos and Filipino real estate agents.

I read that there is a big effort by the local government of Panay on developing the island into an eco-tourism hub. I believe this will bring about so many changes for the island in the Philippines known to be the seafood capital of the country in terms of real estate. Panay real estate never had the inkling urgency to get developed because even if the island is very rich in natural lands from farm lands to resort property, the problem is that the Panay itself is not well known to be where the best beaches in the Philippines were found.

I am Excited to See the Falls and the Properties for Sale at Taytay Falls

Tonight I got so excited to see the resort at Taytay falls and the real estate properties that are for sale there. This is because I am planning a visit at Taytay since the Plaridel, Quezon tour didn't materialize last holy week. My wife and daughter doesn't know anything about the plan but I am looking forward to inform them about it when the money comes on hand.

As a real estate agent (half that is) I would love to be able to close deals in selling properties but so far, I cannot go full time with it and this hinders my want to be able to at least close out a deal for selling real estate properties and see what this is all about. I had no idea yet about anything like closing deals at selling properties but I have an initial knowledge at how to do it right because this is something that I learned back in Alabang where I used to work at the amusement and took a short course/seminar on selling real estate properties.

I am looking forward to see how things will go for us this year and see if I can buy us a new house and lot to stay and relax. This is my dream and there is no one who can stand in my way to achieve it. Being a half real estate agent is one of my sidelines and I hope it works for me this year if not to sell, then at least to buy one.

I was surprised early today when somebody called me by the name I cannot recognize to be someone close to me or my family. It was a call that came from Tanay where a best friend used to live but I haven't heard of the guy since 2 years ago so I thought of anyone whom I know of to call me by my name.

There were actually three real estate properties that are being sold and the most interesting real estate is the one with the small villa inside the residents only call as lodging house. It could be that the place is only about a 5 to 10 minute walk away from the mouth of the waterfalls in Daranak and Batlag so I felt it was such a waste to sell the property. But nevertheless, it was the owner's preference so what I did was just to take the contact number and have it here in my PC desk for future references.

A La Marea Real Estate House

My Brother recently acquired a new real estate house in La Marea and I can see when I went there that he will be happy in that humble abode. The place at La Marea is really nice and had abundant fresh air because the location is a high place where naturally, the air is a little cooler than the city air.

La Marea is very far for me but I guess with him, it's just as comfortable traveling with a new black Chevrolet. Never felt so at ease seeing him in the house when the family visited them there in a weekend reunion. We had good food and good acquaintance with each other including some family members of his fiance, Lori who really treated us good ever since.

There are actually more lots and houses available for sale inside as I can see in the travel from the gate to the actual location of his house. It's also nice to buy real estate property there and I would like to share a picture of the actual house that they bought there above...

Since i attended a Philippine real estate seminar last May, i never ceased to think about how big those guys in the real estate earn when it comes to selling real estate properties. This has a big connection to the present condition of the Philippine real estate agents today. I have only been to a single seminar on real estate and i already have seen how agents make their sell on real estate properties. But what i don't approve of is that not even one among them have their own website to make their selling efforts pay out better. I really couldn't believe that not even one in the Filinvest real estate conference room have that day have a website to promote their job.

Real Estate Agents Rely on Obsolete Ways to Sell

Although obsolete is not really the right term for the way that these real estate agents sell their products, allow me to use this word just to make it clear that the ways they use to sell real estate properties is already out of date and very very slow compared to having their own website. The only thing they rely on is having a Yahoo mail and nothing else. I tried to offer my services to some of them and no one even took a bite at my very low offer. Maybe they are not that professional as a real estate agent after all or maybe they don't treat their job with that much positive attitude and professionalism. So much time is wasted knowing that they could even sell better if they have their own websites to promote their business and real estate career. Most of them would just rely on selling through the handing out of leaflets in the streets and in the many big malls where they also have their own small posts where to offer their real estate model houses exhibit and selling explanations to possible buyers.

Real Estate Selling Possibilities

If only those real estate agents here in the Philippines would allow a bigger option of how much they could sell having their own website to offer their products and services, they would have had better chances at becoming the best selling group in the real estate company where they serve and earn their regular income from. much more they could have been earning a significant amount of income out of their professional career in the real estate selling industry. Imagine how big a possible sale they would account to having a website to offer informations on everything under the reals estate field that they are selling? Take for example the possible foreign land buyers who would like to make investments on buy and sell of real estate her in the Philippines, those I'm afraid would all be missed out without having the right website to offer your real estate business. Whereas if they have one for that matter, they would have had bigger chances at pooling down the other chances of selling out of foreign buyers. Remember that most foreign reals estate buyers would allow to be entertained through a corporate website for their convenience.

After attending the real estate seminar held last May 23, 2007, at the Filinvest Office near Alabang Festival Mall, I learned so many things about reals estate matters including how to best deal with customers and how to make them sign up your closing deal for instant income. Actually my first intention is to just learn a little bit about real estate as i am planning to launch a website that deals with Philippine real estate agents, Philippine real estate seminars and Philippine real estate property selling firms.

It so happened that my first target is to go look for one of the most prestigious Philippine real estate property sellers and consultants today here in the Philippines. One of which is Filinvest Properties which to my knowledge is a prestigious company that sells real estate specifically here in the Philippines and is still well earning a big deal of income out of it. Imagine how big those real estate agents earn in terms of closed deals of selling real estate properties? Well, i can only imagine the amount of it far from the income that the tycoon in real estate selling business in Filinvest Properties.

As according to the seminar by the way, there is only enough real estate property to sell up to 15 years total. Meaning, those real estate agents have only a few years to go and they will be left out of their regular income source which basically comes from real estate selling as real estate agents. During the seminar, they gave away lots of papers needed for startups like me and they even gave us some information on how to compute well and right for the possible income that a real estate agent could earn in his term if he sells a property worth from 2.3 M up to 5.6 M. They also convinced us by presenting some incentives for the real estate agents if in case we were able to sell any property.

In the seminar, i noticed that there were only a few or just 2 real estate broker present. this means that only a few actually make it to the elite group of being a real estate broker, most would just settle for the seminar to make or get the discounts and take a few bucks out of the selling procedures.

Meeting a Real Estate Agent

Today, I came across a nice person and her name is ate Belen Afable, a popular Filinvest Properties real estate seller. I was on my way to work at the amusement as a technician when i decided to to pass by at a certain place inside the Alabang Festival Mall where the real estate agents gather everyday to discuss related real estate selling matters and distribution of leaflets for their real estate selling activities. Since it was still early in the morning and i estimated that i couldn't be late for work, i decide to take a peek at them ( the real estate agents place). There was only one person and that was ate Belen.

Real Estate Agent Talk

Upon handing over to me a leaflet, i decided to talk to ate Belen and told her something about what i do as a webmaster, telling her that i am myself planning to be one of the real estate agents someday but with a different approach and finesse. I intend to use a unique blending and mixture of webmaster's talent and wanting to be a real estate agent. This way i am looking forward to myself being the best selling agent and someday become a real estate broker also. In line with this vision and aim, i at once upon arriving home from work started to make the necessary changes to my Philippine real estate website. Real Estate Agent Matters - A Wish To Fulfill

I just wish this could be another start of a fruitful career in the real estate selling arena for me although i am planning on more of being a full time webmaster this coming June 2007 and to study more on web related matters for my future.
