I am Excited to See the Falls and the Properties for Sale at Taytay Falls

Tonight I got so excited to see the resort at Taytay falls and the real estate properties that are for sale there. This is because I am planning a visit at Taytay since the Plaridel, Quezon tour didn't materialize last holy week. My wife and daughter doesn't know anything about the plan but I am looking forward to inform them about it when the money comes on hand.

As a real estate agent (half that is) I would love to be able to close deals in selling properties but so far, I cannot go full time with it and this hinders my want to be able to at least close out a deal for selling real estate properties and see what this is all about. I had no idea yet about anything like closing deals at selling properties but I have an initial knowledge at how to do it right because this is something that I learned back in Alabang where I used to work at the amusement and took a short course/seminar on selling real estate properties.

I am looking forward to see how things will go for us this year and see if I can buy us a new house and lot to stay and relax. This is my dream and there is no one who can stand in my way to achieve it. Being a half real estate agent is one of my sidelines and I hope it works for me this year if not to sell, then at least to buy one.

A Unique Real Estate Property in the Philippines


I have always dreamed of having the best home. A real estate property in the Philippines located somewhere in the South where me and my family could probably spend the rest of our life hanging around with the beauty of nature. As a kid I have always adored nature and in fact loves to plant varieties of kinds of plants from fruit-bearing trees to ornamentals and to orchids and other flower-bearing crafts and genus.

My dream home could actually look like some orchidarium that holds a great deal of plants and varieties of unique ones where I can take a rest just by looking at them. One of the best dreams that I have in my life is to have a glass kitchen as I would love calling it. Does not necessarily mean that I have to make them all glass but use other beautiful ones like wood but mostly I would prefer glass.

The Real Estate Dream House


I guess having that dream house somewhere in the South wouldn't have to take long anymore as I can feel the air right now while writing this post about my dream home. I can actually see the plants in the backyard containing orchids and beautiful flower-bearing and fruit-bearing trees and plants that make our house one of the best houses in the South. I would also love to see My dream home to be somewhere near a body of water or falls as the three of us really love visiting place with bodies of water and clear ones like the falls would make us shout WOW!

The first step that I did in order to become a legitimate Philippine real estate agent is to get me some information about how I could get in touch with someone who knows about the business and I found ate Belen. She was the one who first gave me the initial teachings and leads that gave me the little knowledge that I now have with me. This blog about me becoming a Philippine real estate agent is not much of a career but more on becoming one just to know that there is life behind the scenes in the business and in the people who are engaged in selling Philippine real estate as real estate agents in the Philippines.

The First Seminar on Philippine Real Estate



The very first seminar regarding Philippine reals estate and becoming a Philippine real estate agent happened when I got myself scheduled for a briefing regarding the basics in the real estate business and how to become a successful or an effective agent in selling Philippine real estate. It happened at the conference rooms of the very building of Filinvest Real Estates. There were two mediators who initiated the conference and I really learned so many things about the on going Philippine real estate business and selling one in front of a live client or prospect.

Plans to Buy a Philippine Real Estate in the South



Even if I still haven't practiced the stuff and basics about Philippine real estate and selling properties, I am proud that I have the basic knowledge and how to deal face to face when the time that I will be the one to become a client for a real estate agent because I am looking for a property to buy somewhere in the South or the North. If you were to ask me, I would rather prefer go South as the lands and the nature dwellings in there are really great and very lovable. I said this because I can see myself living in the South in my 40's or so which is about three years from now. Our home will be one of the best homes that you will find in the area as there will be a very beautiful hidden garden and a big swimming pool inside with many fruit trees growing in our family's land inside the backyard.

How a Philippine real estate agent sells these days is really very low because they lack the will and finance to get involve in the online real estate business. Being content at driving potential buyers and clients just by standing in the middle of the streets and malls and handing out leaflets i guess is no longer the trend to sell real estate in the Philippines and in many other countries today. Even though most real estate agents would think that real estate properties should be sold the way they do it using the very old technique of selling, it is not enough to justify their needs to even increase the selling trends and capacity of each real estate agent in terms of income and ability to sell. If the average real estate agent could sell and be able to give and provide food for their families today, how much more if they learn to sell their business and services i the online world? How much do you think would take it to promote your selling of real estate properties in the online arena? Well if they only knew that it takes a simple learning and a few tweaks and they could be good to go, i bet that most reals estate agent there is today in the Philippine streets and malls would go further learning what they are missing out of getting a business available online.

5 Questions to Sell For a Philippine Real Estate Agent



1. House or Lot?

Since this is the first question i had learned in attending the real estate seminar last May 2007, i would like to gladly share this very effective tip to ask a potential buyer. Ask first if the potential real estate property buyer is interested to buy a house or a lot. This way, you already have a milestone ahead to knowing what his interest is on.

2. What is your preferred size of lot area?

After asking about what type of property the potential client is interested and upon knowing if he/she is interested to buy either a house or a lot or the combination, ask about the size of the property lot area he/she would most likely prefer. This way you could at least have a potential knowledge on the client's preferences when it comes to size of the lot area. Of course, this might depend on many other issues like the size of his/her family and the available luxuries he/she would most likely have when he/she moves in the property such as car or cars, gym equipments, no. of family members etc.

3. What financing choice does he/she prefer? spot down, cash or installment?

Most real estate agent are shy asking this question to their potential client due to reasons of shyness and lack of ability on knowing how to ask questions the professional way without sounding much as if all you are interested is about knowing the client's financial capability. You can ask straight and direct to the point question in a way that you sound so professional that the client would even be willing to voluntarily at once make his financial statement available to you in no time. The purpose of this is of course to now that you are not wasting your time trying to sell real estate properties to people who would just like to do some inquiry and that they are not the ones who are really interested to buy one.

4. Who will be the principal buyer?

Always remember that it is never too late to ask before any documentation happens. This is actually one of the biggest mistakes in early history of selling Philippine real estate properties where the documents are all ready for a closing out of the deal and right that time the real estate agent learns that the principal is not the person he is dealing with. That will be a big problem in the latter process of closing out deal because documents had to be polished and precise for legal purposes.

5. Would you prefer cash or check?

After closing the deal, it is important of course for a Philippine real estate agent to know how the principal intends to pay for his bought real estate property. Will it be by cash or by check. Now this is a crucial part because a s professional real estate agent in the Philippines, you should know that your income will also be determined by the way that your real estate property buyer intends to pay for his monthly amortization. As much as possible, you must consider convincing the client to pay for it in cash because the sooner he pays out the bought property, the sooner you will also get your share out of selling it. Also there are many other incentives waiting for any real estate agent if he/she closes a deal by cash payment.

As some closing remark, always bear in kind that if you are able to polish these 5 questions on your way to sell a Philippine real estate property, then you can be assured that after these 5 questions were thrown at your prospect client, you can be sure of a cut out of your selling talks.

Since i attended a Philippine real estate seminar last May, i never ceased to think about how big those guys in the real estate earn when it comes to selling real estate properties. This has a big connection to the present condition of the Philippine real estate agents today. I have only been to a single seminar on real estate and i already have seen how agents make their sell on real estate properties. But what i don't approve of is that not even one among them have their own website to make their selling efforts pay out better. I really couldn't believe that not even one in the Filinvest real estate conference room have that day have a website to promote their job.

Real Estate Agents Rely on Obsolete Ways to Sell



Although obsolete is not really the right term for the way that these real estate agents sell their products, allow me to use this word just to make it clear that the ways they use to sell real estate properties is already out of date and very very slow compared to having their own website. The only thing they rely on is having a Yahoo mail and nothing else. I tried to offer my services to some of them and no one even took a bite at my very low offer. Maybe they are not that professional as a real estate agent after all or maybe they don't treat their job with that much positive attitude and professionalism. So much time is wasted knowing that they could even sell better if they have their own websites to promote their business and real estate career. Most of them would just rely on selling through the handing out of leaflets in the streets and in the many big malls where they also have their own small posts where to offer their real estate model houses exhibit and selling explanations to possible buyers.

Real Estate Selling Possibilities



If only those real estate agents here in the Philippines would allow a bigger option of how much they could sell having their own website to offer their products and services, they would have had better chances at becoming the best selling group in the real estate company where they serve and earn their regular income from. much more they could have been earning a significant amount of income out of their professional career in the real estate selling industry. Imagine how big a possible sale they would account to having a website to offer informations on everything under the reals estate field that they are selling? Take for example the possible foreign land buyers who would like to make investments on buy and sell of real estate her in the Philippines, those I'm afraid would all be missed out without having the right website to offer your real estate business. Whereas if they have one for that matter, they would have had bigger chances at pooling down the other chances of selling out of foreign buyers. Remember that most foreign reals estate buyers would allow to be entertained through a corporate website for their convenience.
